At present, our country is in the accelerated development period of industrialization and urbanization, the investment of real estate is becoming one of the hot spots in the field of economic activities. The real estate industry belongs to the intensive industry both on capital and labor, it has a special significance on the healthy development of national economy; the future real estate development model may be changed significantly, but we can foresee the space for the development of the real estate industry still remains vast. How to determine the direction of real estate investment, to optimize the investment programs, to avoid investment risks as far as possible are the realistic problems that the real estate practitioners need to face.In this paper, the real estate investment decision-making problems has carried on the beneficial research and discussion.Firstly, to discuss the research background and significance of the real estate industry, then combining with the domestic and foreign research status of real estate investment decision-making, and put forward the innovation methods of real estate investment decision making; Secondly, according to the characteristics of real estate investment decision-making, making a brief description of the real estate investment decision-making’s meaning, contents and procedures; Thirdly,using Jingyue Lake project as the investment decision-making model, rely on the city’s long-term city planning and market survey, from the four aspects of marketing, location, economy, and ricks to analysis. Thus to determine the feasibility of various investment projects; Fourthly, according to the enterprise’s economic benefits to evaluate the static and dynamic evaluation of indicator system, to build the frameworks of comprehensive evaluation index system, to determine the relative number of evaluation index by Delphi Process, then using Analytic Hierarchy Process to determine the weights of evaluation indexes, and selecting the optimal investment plan.Through this study and demonstration, the confirmation of the comprehensive evaluation method can well solve the real estate investment decision-making on multiple objectives, multiple factors on quantitative problem, effectively avoid subjective factors in the evaluation process, thereby, to provide a basis for the decision-makers to make the scientific investment decision-making.
