| As the livability of cities moves forward, people pay more and more attention to the construction of urban green spaces. City parks play a role of ecologically improving the environment and landscape greening, so they possess certain ecological values. In addition, they provide a place to travel, a place for leisure and a place for exercise or other social and collective activities for city residents, therefore they have certain value for tourism and leisure. City parks are an important factor for attracting people living in a place that has been widely recognized. City parks are public goods, however, its economic value is hidden frequently and can not be measured or quantified to the value of economy by dominant currency. The practical significance of this paper is to let the government and real estate market make sure of the park influence to the house value,furthermore the research of the second-hand house lay the foundation for the research of real estate market de-stocking in the future. The theoretical significance is not only assess park landscape value using the HPM, but also have certain reference significance to evaluate the value of other urban landscape.The second-hand house in the six administrative region build up area of Taiyuan and is the research object of this paper. Classifying the quality of parks, comparing the area, classification and function of the neighbourhood park base on the GIS technology and HPM, use SPSS and Geode software to deal with date. Here is the paper work and the conclusion:(1) This paper researched Taiyuan build up area second-hand’s park effect with the hedonic price model.Based on previous studies, chose the appropriate variables in three aspects and make them quantitative. The study area was six administrative region of the built up area in Taiyuan. Collected 300 valid residence samples in the study area and made them quantitative.(2) As a result of the discussion, city parks can be classified as cultural parks,amusement parks, comprehensive parks, community parks and ecological parks.According to the influence of the quality of five types of parks and their area on the house prices, give the parks a weight and draw the distribution picture in Taiyuan.(3) By constructing the hedonic price model to analyze the park’s influence on house prices in empirical. When getting into the variable, with regards to their price elasticity coefficients, you are able to obtain every variable and their relation to the influence of housing prices.(4)By constructing the spatial model to analyze the spatial autocorrelation effect of Taiyuan residential prices. Through global Moran’s I index test, found that residential prices have a certain spatial correlation in the spatial distribution of the Taiyuan, it isn’t completely random distribution, thus it is necessary to consider the effect of spatial correlation when regressing. In addition, the result of the spatial econometric model is more effective and stable than HPM. |
