Evaluation Of Land Intensive Utilization Of Development Zone

It is of great significance for rational utilization, economical utilization and efficient utilization of land resources by studying on the overall conditions of intensive use of land in the construction of industrial concentration area. The study also can provide the basis for the rational allocation and scientific planning for the land resources of industrial concentration area.This thesis took the industrial concentration area in Xintian County of Hunan Province as the research object. To build the index system of land intensive use evaluation of Xintian industrial concentration area and to determine the corresponding ideal value and weight of each index by adopting the method of qualitative analysis and quantitative analysis. Then, calculating the Xintian industrial concentrated district land use intensity score, measuring the expansion potential, strength potential and management potential of land intensive use in the Xintian industrial concentration area. Meanwhile, estimating the potential scale of land use and the available land supply for industrial concentration area. The research results are as follows:(1) The result shows that land utilization condition in Xintian industrial concentration area was good. The rate of land supply, land used, land used for industrial, volume ratio, the building density, the volume ratio of industrial land and the building coefficient was 89.1%,100.00%,60.20%,0.88,31.9%,0.86 and 52.83%, respectively.(2) The intensive use of land in Xintian industrial concentration area was relatively high and the composite score is up to 88.50.(3) The expansion potential of Xintian industrial concentration area was as follows: the area of land available was 53.33 hm2, the area of land available for mining warehouse was 43.32 hm2. The potential of land use structure was 0. The potential of land use intensity was as follows:10.27 hm2 of land will be added by improving industrial land comprehensive volume rate,9.12 hm2 of land will be added by improving the coefficient of industrial land building,96.08 hm2 of land will be added by improving industrial land use intensity of fixed asset investment,167.68 hm2 of land will be added by improving industrial land tax. The value of management potential is 0.(4) Xintian industrial concentration area was running short of land supply. According to the first three years of average annual supply of land area, the comprehensive land use can be supplied I was 2.04 years, industrial land can be supplied was 3.67 years; According to the first five years’maximum supply of land area, the comprehensive land use can be supplied II was 1.11 years, industrial land can be supplied Ⅱ was 1.27 years.Conclusions:The good situation of land utilization in Xintian industrial concentration area conforms to the development requirements. And increasing the intensity of investment in fixed assets and increasing the average revenue of industrial land can make up the Intensive land use degree gap degraded by low land use efficiency. Expanding the scope of land use should be taken into consideration due to the shortage of land supply.
