Land is the material based for human survival and development.Accompaning by the quickly advance of industrialization and urbanization,the land needs goes into a fast growth period.The rapid expansion of urban construction has resulted in occupying arable land,inefficient land using,irrational layout space,particulayly the increasingly sharp contradiction between people and land,which impeded the sustainable urban land use and the rapid economic development of the city seriously.Therefore,an exploration of urban construction land intensive use has been a priority for urban and economic sustainable development in China.By gathering relevant information and data,we has analyzed the current situation land use of Deyang and identified the problems.Based on the existing index system,this text established an evaluation system for intensive use of construction land,it identified the method of evaluation weight and the ideal value,calculation model of intensive use index,it proposed the standards and requirements for judging the status of land use types.Taking the specific functional area city as evaluation object and according to residential district,commercial district and industrial district,the paper evaluated the degree of intensive use of land,determines the type,analyzed the land intensive use situation,types and distribution characteristics of rules,regional differences,the problem and the cause of land use with combining the present situation of evaluation scope.Besides,we decided the land utilization type of all function areas through caculating intensive degree of dwelling house,commerce and industry area.Finally,we caculated the potential of low degree use function area to find the improving area,quantity,and degree.Research indicates:First,from the central urban land use status of the overal point of view,we get that residential land and public management and service facilities,and the indicators of per capita use are all satisfied with the national standards for urban construction were reasonable,the total amount of logistics warehousing land is insufficient,with maldistribution,confusing distribution and confused management.The high proportion of the industrial land reflected the industrial characteristics of Deyang,and the green ratio was seriously low.Secondly,the evaluation of the intensive level of land use showed that the area of low utilization,moderate utilization,intensive use and overuse of the evaluation range are 504.03hm~2,1137.87hm~2,1038.02 and 119.68 hm~2,respectively 16.92%,44.23%,34.84% and 4.07% percent.Thirdly,The strength potential of the low utilization functional analysis resulted that the total area of the Deyang residential land can be maximized only occupies 24.53% under the allowable conditions of planning,which indicated that the residential land intensive degree in Deyang Central area is higher.Commercial and industrial land can be used to make up 22.18% and 12.27% of the total area of the functional area respectively,which indicated that the commercial and industrial areas were more intensive under the conditions of market conditions.At the same time,the total potential of residential land under the conditions of market conditions is greater than the total allowable amount of planning,this shows that the residential land in the central urban area of Deyang has a large market demand;In addition,there is no obvious difference between the commercial land and industrial land permitted by the market conditions and the total amount of planning permitted,which shows that the planning of the construction land in the Deyang central area is in conformity with the market demand.There is a high potential in the low utilization function area in the residential,commercial and industrial areas of Deyang Central city,and the total amount of land potential under the premise of planning permitting is slightly lower than the land potential of market conditions,which reflects that the present planning of Deyang and the market demand basically coincide with each other.
