With the rise of leisure tourism industry in China, the leisure tourism real estate, which is mainly characterized by "Travel+home", has gradually become an important part of the transformation of the traditional real estate and city planning. However, due to the lack of relevant professional research of leisure tourism real estate development, its development practice before the theory and method of research, in the development process, there have been many problems. Therefore, this article mainlyResearch on the combination of theory and practice of leisure tourism real estate in the development process of the general characteristics, development mode, market positioning and product design key links.This thesis first describes the background, significance and purpose of the study. And determine to Yunnan tourism area as the main research scope, market positioning and product design as the main research direction and for leisure tourism real estate related concept, general features and related theory were analyzed, compared and summarized.Followed thesis summarizes the general characteristics and evaluation of the Yunnan tourism leisure tourism real estate. Through investigation of overall development of Yunnan tourism leisure tourism real estate situation, typical case, classification, development mode and comparative analysis.Then through the market positioning and product design system research, try to build its core theory method system. First from the analysis of the four aspects of Yunnan Tourism District in the macro development conditions, tourism market, the real estate market, consumer characteristics, as defined in the current market environment in Yunnan tourism leisure tourism real estate overall market positioning. Then in order to build a case reference and hierarchical system constructed a set of Yunnan tourism leisure tourism real estate product design method, and from the overall planning level, community level, architecture level respectively on the content features are analyzed and described.Then the thesis takes the Kunming jade Longwan sports leisure theme community practice as the theoretical method of empirical research.
