With the continuous improvement of people’s living standards and travel pattern,"leisure time" is coming, leisure and tourism industry is becoming a new round ofeconomic boom and gradually swept the world. In this context, for the casual touristcrowds and the development of all kinds of leisure products have emerged. Goodprospects for the development of leisure real estate market, and thematic orientation isaffecting leisure and tourism real estate development the key to its positioning accuracyis directly related to the success of the overall operation of the project. Therefore, forthis emerging market, how to use the "leisure" feature on real estate projects wereanalyzed further, offering accurate product positioning is developer of the commondifficulties faced.In this paper, in a systematic and comprehensive analysis of leisure real estatedevelopment status and characteristics, using AHP to the factors affecting the leisurereal estate analysis, combined with domestic and foreign similar leisure real estateprojects operating experience, the integration of project resources, Dalian FZW leisurereal estate project development characteristics, operating environment and consumer bycomparison and market research and positioning theory and reality, an objectiveanalysis of the current supply and demand in the real estate market in Dalian casualsituation and carry out a lot of market research, objective analysis of the current supplyand demand situation in Dalian leisure real estate market and ultimately determine theappropriate product positioning, and thus for the leisure real estate productrecommendations.This paper will help developers learn more about leisure real estate marketoperating environment, improve product positioning work and leisure real estate projects,project planning and design better guidance and product developmentwork,but also has practical significance for leisure real estate reference productpositioning work.
