Since the end of last century, the introduction of the concept of urban complex attracts people’s attention to an innovation of commercial property’s operation and management system. In order to establish a complete, modern, and high quality commercial management system, start from the basic scale of size and the its specific feature, with strategic height on every operation details. Using the scientific method to build a suitable, reasonable, high quality, efficient business management system, thus to promote the real-estate owners(or operator) where tenants(business) with the close cooperation between our each other’s subjective initiative, maximize the benefit of the business operations, improve the core competitiveness of enterprises, every commercial complex project will face this issue, and it’s an important issue in both theoretical and practical.As described in this paper, the R company, JT commercial real estate project is located in Hong Quan road Min Hang district of Shanghai, a sample of foreign society residential area in Shanghai, many south Koreans cluster nearby and several commercial complexes circle formed a unique combination of international culture and local business pattern. The operator is responsible for the daily management and operation of the entire JT mall. The maximization of complex’s capacity is definitely the ultimate goal of the management team. Operators must learn to increase revenue, control and reduce costs, in additionally maintain the service quality. In commercial management field, it is an art, also a science.JT commercial real estate projects since open had been through a period of tough time in adjustment of its tenant mix. Strive to develop their unique operation and management system. Commercial complex management requires constant kinetic adjustments to obtain greater operating earnings. This article is going to study on JT commercial project, combined with the company’s development strategy, and current existing tenant’s analysis.First of all, based on related theory analysis summed up management achievements in the field of management. Secondly from the theoretical analysis data modify in actual practice, JT commercial management as the study object, enterprise development strategy as the core, combines with the relevant theory of shopping center existing tenants. List existing problems during process of operation, and evaluate the best solution accordingly. Integrate of the system comprehensive evaluation on the lifting scheme and future outlook, to correct and improve in overall effectiveness in the process of operation and management, to guide and monitor execution progress.Based on management, strategic management, marketing and other core curriculum, through the use of a variety of model theory provides the theoretical foundation for the actual operation, combined with the R company’s many years of experience in commercial real estate operation, develop a innovative concept of customer relationship management, establish and integrate the ideas and strategy such as advance technology application customer relationship management(CRM) system to increase customer’s royalty. Provide society and customer vitality and pleasure lifestyle ultimately the city glamour of destination.
