| The urbanization rate in China increased from 10.64% in middle 20th century to 54.77% now. The state attaches great importance to the construction of country’s urbanization since its fast development. At the same time, in 18th Party Congress, Chairman of China mentioned that urbanization should be much more suitable for current domestic situation, and said explicitly that it is different from Real Estate. What’s more, it is necessarily that urbanization should be coordinately developed with the housing market, and the government should curb the house price and guide the development of housing market into rationally. So it is especially important to confirm the key factors affecting on the development of housing market within the process of urbanization.Firstly, the policy background of urbanization and housing market is described in this paper, and the relationship between them is also defined, then the theoretical basis for the research topic is formed. According to the partial results of domestic and overseas scholars, the influence factors of urbanization and housing market development can be identified, and two frameworks for each subsystem can be formed independently. The key factors are turned out by Parato and PCA, and they should be verified by questionnaire survey and interview afterwords. At last, take the development of the different part of Jiangsu Province for example, some indexes are chosen for the empirical analysis to further validate the key factors.According to the empirical analysis, the trend of the key factors is consistent with the development of urbanization and housing market. Then cornes the conclusion that the 5 principal components and the 20 key factors are reasonable including the frame based on them.Finally, several policy proposals are propounded to the government based on the conclusions of the research about the development of housing market combined with the process of urbanization. |
