Research On Project Management Of Merchant Property’s Partnering Model

The real estate industry is pillar industry in China, with increased competition and to strengthen national regulatory policies, increasingly severe challenges, desire to achieve further development, must be improved in the management mode. One-off nature of the project itself lead to cooperate between the participating parties, one game, which is the root of the problem in real estate development projects. Introducing Partnering the advanced management mode to China, hopes to strengthen the partnership between the parties involved in real estate development projects to solve the problems. The operation platform of Partnering Model is effective in improving the Partnering Model in China’s barriers to implementation, provides a solid foundation in order to promote the use of Partnering model in China’s real estate development projects.In this paper, the "Golden Way City" project and Merchant Property as an example, Analyses the "Golden Way city" problems, proposed Partnering model as solution. To solve the obstacles of Partnering model in China and the "Golden Way City" project’s problems, it is recommended to build the Partnering model implemented operating platform by Merchant Property. Designed the access mechanism and organizational structure to Partnering model operating platform, Analyzes the improvement of Partnering model operating platform for the action of Partnering model’s implement environmental. Designed a unique process and safeguard mechanisms on Partnering model opening platform for Merchant Property. Meanwhile, we hope through the study of Merchant Property Partnering mode applications can promote application and development of Partnering model in China’s real estate industry, to provides some guidance on the national real estate development enterprise operations management.
