In the subcontracting process of real estate development project construction management,there are various contradictions and conflicts among developers,professional subcontractors and general contractors,such as: each participant has different management objectives,and they are opposite to each other in order to maintain their own interests;the responsibilities and rights of the three parties are unclear,developers often bypass the general contractor to direct the professional subcontractors,and the professional subcontractors do not obey General contractor management,general contractor’s lack of willingness of overall coordination and control of the project,and even the mutual prevarication of problems,etc.,resulting in the decline of project quality,delay of construction period,increase of cost,and damage to the overall interests of the project.Taking this as the research object,this paper introduces partnering mode into conflict management by analyzing the causes of conflicts among the three parties,starting from the basic concept of partnering mode,using the corresponding conflict management mechanism to resolve the root causes of conflicts,and from the project objectives,responsibility boundaries,organizational structure,work flow,safeguard measures,etc.,to build preventive measures,in-process control and The conflict management system of post-processing,combined with the management example of a hotel project,discusses the applicability and existing problems of the conflict management system based on partnering mode in practical application,so as to further amend the conflict management system.This paper comprehensively applies a variety of research methods: through literature search,it reviews the domestic and foreign scholars’ research on the causes of conflict and the main strategies of conflict management,combs the formation and basic concepts of partnering mode,as well as its application and influencing factors in solving project conflicts;through questionnaire survey,it understands the characteristics of the real estate industry and the present situation of professional subcontracting,developers and The main conflicts and causes between the professional subcontractor and the general contractor are summarized,and the main factors influencing the cooperation relationship are summarized.Through qualitative analysis,the sociological and economic basis of partnering mode is clarified by using modern organization theory and transaction cost theory,and the conflict among the three parties is resolved by using information asymmetry theory and repeated game theory in real estate projects The advantages of the problem;through quantitative analysis,the main factors affecting the partnering relationship are summarized,and through performance evaluation,the ideal partners are selected by using the "Grey Relation Analysis";the application results of the conflict management system in the project practice are verified by examples,and the experience and shortcomings are summarized.It can be seen from the research that it is necessary for developers to lead the management of project construction,correctly exercise the right to choose and supervise the construction participants,and at the same time,professional subcontractors should be included in the general contractor’s project management system,so as to give full play to the general contractor’s management advantages in project general control;developers should build a conflict management system based on partnering mode,compared with traditional management The model can transform the antagonistic relationship among the three parties into a partnership,which helps all parties to reach a consensus and focus on long-term interests,so as to eliminate the root causes of conflicts,resolve process conflicts and avoid escalation of conflicts;in order to make it more practical in the construction and management of real estate development projects,the conflict management system needs to be continuously improved and improved.
