Case Research On Risk Management Of XZW Real Estate Development Project Based On Whole Process

Real estate project is one of the main channel of real estate enterprise profit, but in the entire life cycle of the project, there are many risk factors,which will cause big loss to the project. Face many potential risks, project manager needs to identify and evaluate the risk, and make effective project risk countermeasure, this is very important for project implementation, project benefits, and even affect the survival of the real estate enterprises.In this paper, use Delphi method, checklist method,SWOT analysis method and expert scoring method identification and assessment the project risk of XZW real estate development project in Shanghai Songjiang District Songjiang xincheng area.First, on the basis of risk management theory, combined with the characteristics of real estate project development, real estate development projects in the whole process is divided into three stages, project development stage, construction stage and rental stage, and puts forward the basic way of thinking of whole process risk management of real estate development project.Second, the XZW real estate development project, applying the SWOT framework, analyzes the existing opportunities, challenges, advantages and disadvantages, grasp the overall risk of it, at the same time, provide the foundation for the various stages of risk identification and evaluation.Third, combined with the use of expert consultation method, checklist method, identify and evaluate risk of XZW real estate development projects in the early stage, construction stage and rental stage, points out the policy risk and financial risk, schedule risk, technical risk, cost risk and security risk, video rental marketing and price risk, are the main risk faced by the project development three stages. Finally, according to the evaluation results,put forward risk management countermeasures.
