Study On The Evaluation Method And Its Application Of Green Low Carbon Building Technology In Whole Life Cycle

With The rapid development of the construction industry and the excessive consumption of energy,environmental pollution and ecological destruction are also becoming increasingly severe,low-carbon green building rise in response to the proper time and conditions.At present,studies of the theory and practice of low-carbon green building on a macro level have been carried out both at home and abroad,but on effect of micro-level,such as developers and consumers' economic benefits,are very little.Which directly affects the demand of low-carbon green building on the market.Firstly,the paper offers a profound analysis around the low-carbon green building,its necessity and urgency are expounded,its function is clarified,its influential factors,current researches are particularly described.Secondly,the relevant concept,theory and evaluation method of the low-carbon green building are presented,and advantages and disadvantages of each evaluation system are evaluated and analyzed.Thirdly,discussions on relative theories on building products' whole Life-cycle cost benefit analysis are opening up,and bring the qualitative analysis of the low-carbon green building benefits evaluation into quantitative analysis.Finally,the contrast analysis are launched between the low-carbon green building with ordinary buildings in Zhongdi-Kaixuangong residential district are launched,incremental cost index and benefits index are calculated based on the real estate Life-cycle.Comparative analysis between technical and economic evaluation indexes,such as net present value,benefit-cost ratio and pay back period,demonstrates the better technical and economic effect of the low-carbon green building.Thesis research results show that low-carbon green building is the inevitable outcome of the development of human society,and generatesconsiderable economic benefits for developers and consumers,and have a long-standing positive significance.Therefore,the government should help developers and consumers to change their traditional ideas on advocating environmental protection and investing low-carbon green buildings,make them to be the source power.It will promote sustainable development of the construction industry.
