At present,the aging of the population is one of the most severe challenges to the society.The change of family structure and the concept of traditional pension has led to a sharp increase in the demand for elderly care.The apartments for the elderly has initiated as an aged caring mode under the severe reality pressure,strong market demand and the guide of policy.As the apartments for the elderly belongs to the endowment real estate,its development will inevitably involve the location problem.In view of the two stage characteristics in the location problem of apartments for the elderly,this paper uses the systematic cluster analysis method to establish the regional market model to select the target region for the apartments for the elderly.On the basis of the existing result,the weighted average method of influence factors is adopted to further establish a selection model of the plot in order to divide the land suitability in Chaoyang District.The specific research conclusions are as follows:(1)Since 2006,the number of elderly care institution and its bed has been increasing in beijing.The number of elderly care institution that founded by government is relatively stable,while the private elderly care institution increases steadily.From the perspective of space distribution,the elderly care institutions are mainly located in the suburbs,the percentage of elderly care institution and its bed is respectively reached 78.25% and 83.35% outside the Fifth Ring Road.Meanwhile,there are some problems about the beds in elderly care institution in Beijing,such as the insufficient allocation,unreasonable structure and spatial mismatch.Through analysis of the policy evolution,we can notice that the core idea of the elderly care system which is composed of the home-based care,community nursing care and institution pension care,and gradually makes the social capital become the main force to develop the pension service industry.(2)Taking the influence factors selection principle into consideration,this paper choose economy,environment,infrastructure,market supply and demand to be the factors influencing the region selection of apartments for the elderly.The fourteen districts in Beijing except the Dongcheng District and Xicheng District are chosen to the study area.We use the systematic cluster analysis method in SPSS software to divide the study area into three areas.The three areas respectively are:the most suitable area including Chaoyang District,Fengtai District,Tongzhou District,Daxing District,Haidian District,Shunyi District,potential area including Shijingshan District,Fangshan District,Changping District,Mentougou District,not suitable area temporarily including Fuairou District,Miyun District,Pinggu District,Yanqing District.(3)Based on the evaluation of region selection,the Chaoyang District which belongs to the suitable area is divided into the most suitable zone,suitable zone,not suitable zone and forbidden zone through the selection model of the plot.And combining with the Beijing general urban planning(2016-2020)and the 13 th Five-Year plan of Chaoyang District,we propose that Laiguangying Sub-district might be the most suitable area for developing apartments for the elderly.In additon,through evaluating the layout of the existing apartments for the elderly,it is not hard to find that 73.68% of the existing apartments for the elderly are located in the most suitable area and suitable area,which shows that the layout of the existing apartments for the elderly are suitable.
