With the evolvement of China's urbanization,increment expansion has gradually given place to stock renovation,updating the existing urban stock is becoming an increasingly important topic.Though wide attention and great achievements have achieved on the protection and renovation of historical block,the renovation of old urban stock still needs further research.There exist a large amount of buildings of different ages,types and qualities in the old urban districts,how to evaluate them and plot the optimal renovation strategies from the point of resource environment are the major targets of the urban renovation projects.Therefore,it's important to take further research on the evaluation and renovation strategies of the existing buildings.The scientific evaluation for the buildings is required before plotting the renovation strategies.This study develops the evaluation and renovation strategies model for existing buildings,which combines the comprehensive evaluation based on indicator scoring with situation simulation based on quantitative calculation.After acquiring the information of each building in the block,through the classification analysis for building stock,the renovation strategies for the buildings of different types are concluded by inputting the buildings' information into the evaluation model.The evaluation model consists of two parts.Part one,the comprehensive evaluation model for existing buildings.Its technical core lies in evaluating the “state” and “potential” accordingly,so as to construct matrix model and plot the renovation strategies of the buildings.The evaluation system divides the value of existing buildings into five categories: function,culture,physics,economics and ecology,constructs the indicator system and evaluates the “state” and “potential”,and then put forward the renovation strategies on the qualitative level.Part two,the dynamic evaluation model based on LCA and LCC.With FRAGSIM program as the carrier,the model could calculate the process flow and total flow within the setting time according to the basic data and renovation mode of the buildings,and then compare the advantages and disadvantages of different renovation strategies.Input the optional strategies from part one into dynamic evaluation model,then plot the renovation sequence for the buildings from the perspective of ecological and economical performance.A typical fragment of the block of Hongshunli in the city of Tianjin is analyzed as case study.Through sorting out the historical context and field investigation of the block construction,the basic information and the resulting renovation strategies of the existing buildings of the urban fragment is visualized with ArcGIS.The results of the study may provide references for understanding the state and renovation potentials of the Chinese urban building stock.The evaluation model can be used as a tool to assist urban planning and management.
