| For a long time,people’s general consensus of commodity residential development projects is high investment,high risk and high profit.But in recent years,affected by the change of the national macro-control policies and the market environment,the increasingly fierce competition in the real estate industry,the land purchase price rises sharply,total investment in commercial residential development projects rise continually,the investment risk is more difficult to control,the investment income space was continuously compressed.Additionally,the residential development project development cycle is relatively long,the capital return period is relatively slow,a large amount of capital investment is a severe test of the comprehensive strength of the developers.Based on the theory of project management and cost management and the cost control theory of real estate development project,this paper takes Z project as the research object,and briefly introduces the present situation of construction cost management of Z commercial housing development project,including the current situation of project budget control and process control.And use the Earned Value Analysis method to carry on the real-time research and the in-depth analysis to the construction cost management of the Z project.Based on the monthly measurement,the paper analyzes the cost deviation of the first month of the project,analyzes the problems in the current cost control process and analyzes the causes of the problems.The results of the analysis show that the concept of project cost planning influenced by traditional cost control is extensive.Cost control organizational structure is irrational,job division is unreasonable.Cost control has a hysteresis,cost estimation process is extensive,project cost control method is not suitable and so on.Combined with the Z company’s actual situation,the main reason for the problem is because the material costs,labor costs continue to rise in the case of the project construction cost budget is not accurate,the project construction cost control system is not perfect and the implementation is not strict,the project staff cost control Ability is not enough.For the various issues Z project put forward optimizing the concept of cost control,optimizing the cost control organization,establishing a perfect cost control process and taking effective cost control measures.Through the improvement of project cost control concept,to strengthen the concept of cost control learning and publicity to optimize the concept of cost control.Optimizing the cost control organization and clarifying the cost control job responsibilities by optimizing the cost control organization structure.Applied by the method of project target cost forcing and target cost optimization respectively,Z project could accurately estimate project budget costs.Decompositing and implementing the project target cost,establishing a set of scientific project cost management process and target cost assessment system.After taken a series of construction cost control measures,the actual cost of the project is finally controlled at the target cost.Finally,the paper summarizes the main contents and main conclusions,putting forward the prospect in the future.In this paper,earned value analysis is applied to this paper which is widely used in the process of project cost control.Pointing out the disadvantages of the traditional cost management methods,which have referential significance of the next phase of the project and other similar projects. |
