Management Of The Project Cost Residential District Perfume County

In recent years, the real estate market in China is going mature. The series of macro-control policies targeting at real estate industry introduced by the government consecutively and the internal competition of real-estate industry bring heavier pressure on the industry and more intense competition. All these factors have a direct result of work shift of domestic real estate enterprises. The level of cost management of real estate development projects affects the enterprises’achieving good economic results and the maximization of profits; thus, trying to improve corporate cost management level is a must in order to improve the enterprises’ core competitiveness.This paper takes the residential project of Huai’an Perfume County as the research background, and conducts the summary and statement of the existing situation of cost management in the investment decision-making phase, planning and design phase, construction phase and settling account phase of the project by employing cost management and real estate cost management and related theories and finds out the problems existed in each phase concerning cost management. Targeting at the different problems faced by each phase, this paper employs some technical method of cost management to analyze and summarize a part of concrete project of the whole project and puts forward corresponding improving method. Especially in the construction phase, this paper combines it with specific examples and analyzes specifically the specific problems and puts forward feasible and practical solutions. In addition, according to research base, the author proposes the reform of systems in "people-orientation", building informationized platform and improving related guarantee measures for real estate enterprises in cost management, with the hope of solving the difficulties in cost management thoroughly.Through the all-process and comprehensive analysis and discussion of cost management in each phase in real estate development project, this paper analyzes the main factors that affects the cost of real estate projects and hopes to provide reference for the improvement of cost management level in real estate projects.
