The population aging process is accelerating,while large populations are still flocking to the cities from the countryside.Some remote Historic Conservation Area s,especially in Henan,Sichuan and other provinces with large rural labor force flow,the trend of population aging is more and more obvious.Most young people go out to work,leaving a large number of empty nest elderly.And these old people do not have the ability to carry out daily repairs to traditional houses at all,resulting in Historic Conservation Area s at stake and he quality of life of the residents declined.At the same time,our researches on the old-age model,at present,are mainly focused on the home-based care and the institution-based care for the aged,but neglected the universa l naturally occurring retirement community in China,which is the third kinds of existence,different from the first two.It is widespread,and has a certain degree of particularity.So this community has important research value.Therefore,this paper focuses on the old people and historic conservation area of the relevant concepts,characteristics,and interrelationships.By combing the practice course of the United Kingdom,the United States,Japan,China and other countries,the paper points out the key points of planning and design of the historic conservation area.Then,taking the South Gate historic conservation area in Santai Tongchuan ancient city as an example,the author carried out the transformation planning suitable for aging in the histori c conser vation area practice.First of all,the author,based on the facility and service two aspects of skeleton,carries out a comprehensive survey about functional layout,street environment,old facilities,historical buildings,as well as the daily living of the elderly residents,pension status and willingness.And then there are some problems.For example,it is difficult to build facilities because of land tension,infrastructure is weak,there is no barrier design,high housing vacancy rate,low utilization rate of old-age facilities,and low level of old-age care,and so on.These problems exist in most Historic Conservation Area s.Furthermore,the paper puts forward that the transformation plan should deal with not only the relationship of protection,new addition and transformation,but also the relationship between the construction of the public living environment and the elderly living environment.T he planning should fill the gaps for professional pension facilities in Historic Conservation Area,make full use of idle space,and break down the functions of large-scale centralized pension facilities,to form a number of small-scale multi-functional complex pension facilities,which is flexible and adaptable,and to meet the needs of the elderly diversified pension.In addition,the planning also should be a comprehensive transformation,from the format distribution,functional layout,residential unit design,landscape greening,barrier design and other aspects.As result,to a certain extent,the article not only solves the pension problem of the elderly in the historic conservation area,but also provides a new idea for the protection and utilization of the historic conservation area,and finally promotes the common development of the two.
