Research On The Cost Estimation Of Construction Projects Based On The Cost Significant Work Packages

The key to investment control of construction project has changed to the previous period of the project.In the stage of investment decision-making,determination of project investment is the most critical influence factor,only when we properly estimate project investment,we can make correct decision according to the plan,in order to guide effective implementation of overall cost control.Therefore,rapid and accurate preparation of project investment estimate becomes more and more important.The research starts from investment estimate of public construction projects like office building,summarizes shortcomings of various existing estimate methods based on literature research,determines key factors influencing cost composition and estimate accuracy through data analysis of multiple office building case projects,constructs partial project content framework which meets estimate in feasibility study stage.Based on the framework,the research uses sensitive analysis,multivariate regression analysis and other methods to summarize method of calculating partial project values from known design characteristic values,choose specific project cases to verify the accuracy of research results.The cost database has self-study ability,provides reference for estimate,and avoids the blindness and inaccuracy of simply referring previous project data for estimate.The research starts from practical work demands of the project,takes cost significant work packages as research object,designs rapid investment estimate table that is easy to operate,builds expandable and optimal case database,which is aimed to help rapidly position the project and choose the plan,increase cost estimate level and previous consultation ability of the project,in order to provide thinking for the formation of construction project cost knowledge database.
