Research On The Quality Management Of Residential Projects Directed By The Developers

With rapid economic growth,gradual improvement of urban infrastructure and residents living conditions,the requirements for living and other aspects have been increased.Chinese people are increasing their requirements for housing and other aspects.People are increasingly concerning the project quality.How to ensure and improve the quality of housing construction and engineering construction industry is an eternal topic.The author concerns the recent hot topic,that developers lead residential real estate industry is an indisputable fact,to explore the good quality management elements designed to make practical management approach for specific practices.Quality control is an important part of the success of the residential project.It is related to the success or failure of residential projects,and people’s lives and property safety too.A solution had to be found.Therefore,it has a broad and profound practical significance to resolve these outstanding issues and innovation residential construction quality management.The limitations of the developers themselves lead to a lot of quality problem during the construction of residential projects.The supervisor regulators for such problems are powerless.The quality management system for the construction of the project quality management system is more decisive than the quality of the project entity.Literature search and case studies approaches are used in this article.The focuses are on common residential project quality management approach,problems and suggestions about residential projects led by developers.Third-party project quality inspection and evaluation is taken as an example.This paper briefly introduces the third party quality inspection and evaluation system,through the engineering entity quality evaluation and comparison,quality management system evaluation,project evaluation,project quality control and evaluation of the main quality problems of residential construction in the construction phase of the fundamental reasons,seeks targeted solutions,finally proposes the way that the developer should take in the quality management.To build a complete quality control system is a breakthrough point sought by developers.The third party supervision is a restrict method,which actively promotes the engineering quality control system,ensure the quality of residential construction.
