Evaluation Research On The Quality Management Of DX Real Estate Construction Project

At present,China's real estate market is in the stage of rapid development,and the serious quality problems have caused public concern about the real estate market.The survey found that in the management process of real estate construction projects in China,there is still a lack of an objective,scientific and applicable evaluation index system for project quality management,resulting in strong subjectivity and one-sidedness in the evaluation of project quality,which also affects the improvement of real estate quality management level.Based on the evaluation theory of project quality management,this paper combined with DX real estate construction project,through the introduction of project overview and quality management system,analyze the factors affecting the project quality management from four aspects,including the personnel factor,material factor,construction method and mechanical equipment.Second,identified including technology,management,organization ability,coordination ability,work standards are enforced,material procurement,acceptance and material warehousing and storage,construction scheme,technological process,the quality common fault prevention and control measures,quality management rules and regulations,monitoring equipment and qualified rate,operations and maintenance of equipment and machinery,operation process and regulations set of 14 factors affecting quality management,and based on the influence factor sets,the evaluation index system is determined.Furthermore,the analytic hierarchy process is applied to calculate the index system,and the weight of each index system is obtained.On this basis,the weight and comprehensive evaluation method are applied to obtain that the project quality is in a "good" state in the evaluation method.According to the quality evaluation results,the scores of "quality common disease prevention measures" and "equipment monitoring and qualification rate" are lower.Through comprehensive analysis,the problems of inadequate prevention and control of common quality problems and untimely monitoring of mechanical equipment were revealed,and the corresponding improvement measures were put forward.Based on the combination of theory and practice,this paper improves the quality control system of DX real estate construction project,provides reference and reference for the quality management and evaluation research of real estate project.
