Research On Quality Improvement Of Indemnificatory Housing Projects

Housing is a basic requirement of the human existence.In recent years,with the accelerating urbanization process in China,urbanization annual growth rate is more than 1%,and it is expected that the rate would reach 60%by 2020,and 70%by 2030.With the rapid urbanization,there are many social risks,such as the widening gap between the rich and the poor,the slow process of peasant urbanization,the imbalance of urban structure and the loss of traditional culture.Among them,the housing problem of low income and poor families in cities has become more and more prominent,and more and more attention has been paid to them.Comparing with the high efforts of overseas countries to develop public housing,China mainly relies on implementation of large indemnificatory housing construction to meet the challenges.However,with the large-scale construction and supply of indemnificatory housing,the quality problems of some projects are gradually exposed,and it is urgent to study and solve it.The paper adopts literature research,field investigation,brain storming,chooses the indemnificatory housing project of X large residential community in Shanghai as an example,studies on main quality problems,separately analyzes the causes from the project level enterprise level and macro management top-level.Further,from point to surface,from the concrete to the abstract,from the individual to the whole,the paper puts forward the measures and improving programmes of the problems from three levels.The research in this paper not only has the practical guidance significance to the indemnificatory housing project quality improvement of the X base in Shanghai,but also the research methods,the general ideas and countermeasures have the reference significance for the quality improvement of future indemnificatory housing projects.
