Abstract/Summary:
With the development of Chinese society and the advancement of urban and rural integration,the number of aging population in China is increasing year by year,and the contradiction of social aging is becoming increasingly acute.The City of Nanning has entered the aging society in 2000,with the elderly growing demand for old age.The City is still in the initial stage of development of retirement real estate with the uncertainty of many factors,and Based on this urgent need for the pension market in Nanning City to carry out research for the development of pension property to provide the basis.In this paper,the pension needs of the elderly in the City of Nanning as the starting point of the relevant concepts of retirement real estate and theory elaborated on the development of pension in Nanning,the status quo and the main problems.Through the questionnaire survey of the elderly in Nanning,the paper analyzes the situation of the elderly,their living conditions and their willingness to provide for the aged,and makes qualitative analysis on the impact of the demographic,economic,social,policy and other factors on the demand market,which uses the binary logistic regression model to analyze the influencing factors.It is concluded that the age of the elderly,living self-care status,living situation,the satisfaction of the living environment,and the income have a significant impact on the demand for the aged real estate market.This paper also uses the time series regression analysis to forecast the total population of the elderly population in Nanning in the future.It uses the time series regression analysis to forecast the total population of the elderly population in Nanning in the future.According to the age,self-living situation,living situation,satisfaction of the living environment and the impact of income on the demand market,People in the pension real estate will be predicted in 2016,2020 and 2025 Nanning City,which the total demand for pension property will reach 3.38 million,4.38 million and 5.60 million,and the current status of pension real estate development can not meet the elderly Of the pension needs.The future of Nanning City to the diversified and community-based real estate development,old-age products show humane,intelligent and professional development trends,with the diversified development mode of operation.Based on the above conclusions,the author puts forward the development countermeasures and suggestions to the parties involved in the development of the retirement real estate in Nanning.
