Research On The Impact Of Marital Status Change On Housing Assets

Since 1998,with the cancellation of the welfare housing distribution system and the reformation of the real estate market stepping in the path of commercialization and monetization,China's real estate market has developed at rapid speed in the following ten years and so has the housing market.The leading role of the real estate industry has been established and developed quickly in our country's economy,which plays a great role in the national economy.At the same time,significant changes have taken place in China's marital status.For families,as an important part of each family's wealth in our country,housing assets take up large proportion,and continue to increase year by year.Family is regarded as the smallest unit of organization in society,while marriage is seen as the basis of the family.By changing the household economic behavior,the change of marital status directly has affected the family's wealth distribution and the alteration of housing assets.The fluctuation of housing assets is able to represent the change of family economy,which is of great help for governments to understand the status of the family wealth as well as the analysis and judgment to housing assets' configuration state.More importantly,it is also useful for the nation to take some suggestions in the macroeconomic readjustment.Therefore,from the angle of the marital status change,the analysis of its influences on the impact effects of housing assets is very significant.This thesis mainly focuses on the research to the present situation and the future trend of China's marital status and tries to know the effect of the marital status' changes on the impact effects of housing assets.It mainly analyzes the impact effects resulting from the change of the marital status which have experienced from single to married and married to divorce along with its constructive advices to the national macroeconomic readjustment.On the basis of introducing literary documents at home and abroad,this thesis deeply analyzes and describes the situation of China's marital status and the basic condition of housing assets.Besides,it also pays much attention to the analysis of theoretical basis and the transmission mechanism resulting from the influence of marital status' changes on housing assets.Moreover,Chinese family tracking data is seen as a sample capable of sorting data and demonstrating the factthrough the propensity score matching method and the ordinary least square model.So,it enables to indicate the metrical relationship between the change of marital status and housing assets.The empirical results reveal that the change of marital status from single to married has played a role in housing assets and the role is also remarkable.Moreover,changes of marital status from married to divorce marriage are provided with positive functions on housing assets' impact effects.Finally,in terms of the theory and the empirical results,many efficient suggestions will be given in the thesis from the perspective of the marriage law's revise and the system of divorce agreement,strong constructions of the housing secondary market as well as the reformed income distribution system.
