Empirical Analysis Of Land Acquisition And Demolition Project In Anning District Of Lanzhou

Land acquisition and demolition is an essential part in the process of urbanization. Now, the development of urbanization in China is very fast, due to land and demolition, petition, conflicts and mass incidents has increased year by year. Data from the State Bureau for Letters and Calls, the petition because of rural land has been one of the three outstanding issues in the mass petition. In addition, the conflict of land acquisition and demolition also have adverse effects on the social order, the credibility of the government, time and cost of construction projects, even the famer themselves. Therefore, the systematic analysis of the factors which have effective on the willingness of land acquisition and demolition will help to make the land acquisition and demolition work smoothly and maintain social harmony and stability.The research object of this paper are landless persons, starting from there real demands, based on the hierarchy of needs theory, taking the theory of planned behavior model as a framework, by reading literature and case studies, summarized 18 factors of land acquisition and demolition willingness, and build a research model. Empirical study through questionnaires to the famers in Anning District of Lanzhou City, Gansu Province, and the use of statistical software SPSS19.0, preclude the use of Binary Logistic model questionnaire data for statistical analysis and research hypothesis testing to give the main factors and underlying causes of land acquisition and demolition willingness.Results of this study show that: First, the individual's level of education has a significant positive impact on their willingness. Secondly, the degree of their right to know, to participate, to supervisory has a significant positive impact on their willingness. Furthermore, their perception of the social background has a significant effect on their willingness to accept land acquisition and demolition, wherein the perceive of the government integrity has a positive effect on their willingness, and the perceive of the legal system and demolitions phenomena have a negative effect on their willingness.Based on the foregoing analysis, this paper argues that to prevent and control the conflict should improve the landless peasants social security system; establish the expropriated land price evaluation system in line with the market mechanism; protect farmers' right to know, to participate and to supervise the process of land acquisition; and create a good social background of public opinion.
