In order to solve the problems of development limitation, traffic congestion, land consumption, energy abuse and environmental pollution, the basic demonds of urban rail transit are greatly needed. However, the financial investment and government credit guarantee can not meet the reality. In the past fifteen years, the development of Chinese real estate industry made it become a core industry of the national economy. So it’s necessary to study the sustainable development mode of "Rail Transportation + Property Development" and the development strategy, which is suitable for the development of the sustainable development mode of "Rail Transportation + Property Development". The first chapter describes the background, significance and content of the research. The second chapter analyzes the trend of Shenzhen City and the development of the real estate market, the construction of rail traffic and details, and combins with the practice and exploration of the Shenzhen Metro, the use of theoretical research of urban rail transit to internalize the external benefits, the track + property development model theory basis and connotation are proposed. In the third chapter, the development of property development along with the rail transit is classified. The comparison of the development of "Metro + Property" among other cities in China’s mainland and Hongkong SAR is studied. In the forth chapter, the author discusses the main points and procedures of land acquisition in Shenzhen rail transit fourth stage, through case analysis. The fifth chapter puts forward the development strategy of Shenzhen Metro "Rail Transit + Property Development", which are “Two-Two-One-Five-One” development goals. The sixth chapter analyzes the second and the thirdphase project of Shenzhen Metro and cover property development situation and development experience, focusing on analysis of core path to achieve the strategy-- to cooperate in the development of the system research and the development mode of cooperation specific connotation, control and the cooperation of the implementation innovation mode analysis. In order to propose relevant guidelines, the paper summed up the main points of the “Track + Property "development strategy, presenting more detailed operation of the system in practice, so as to support the sustainable development of urban rail transit provides in the detail the theoretical basis and practical support.
