The real estate industry has always been one of the mainstay industries in China's economy.More and more real estate enterprises start implementing the "Going Global" strategy,and the cross-region project development is gradually normalized since the entry conditions of real estate industry in many regions has been lowered gradually with the development of China's economy.At present,there are many giant enterprises emerged in China's real estate industry,such as Wanda,Evergrand,Greenland,Wanke and Sunac.In China,there are approximately 80,000 registered small and medium-sized real estate developers,which accounts for more than 90% of China's real estate enterprises.However,we have only fewer theoretical researches on how to perform the management of cross region development for the small and medium-sized real estate developers,and the project selection,local integration,proper human resources management and excellent project management during the cross-region development are the four essential issues of cross region project development for small and medium-sized real estate developers.This paper firstly analyzes the actual situation of cross-region development for small and medium-sized real estate developers as well as the whole industry,defines the concepts of real estate and real estate enterprise and performs the theoretical research on the management of cross-region development,the human resources management and the project management.Taking the cross-region project development of some real estate enterprise from South China as the entry point,I elaborate and study the following four aspects by the methods of comparative analysis,case analysis and interview with the combination of the actual challenges and solutions of this enterprise during the actual development: proper selection of development project,how to adapt to the different policies in different regions and its approach,management and optimization of corporate human resources as well as thecontractor selection and information control.By studying the development process of cross-region development for small and medium-sized real estate developers,this paper believes that as for the project selection,we should choose the project that can make our enterprise robust and gain profits soon through the analysis based on the actual cash condition of the enterprise.As for adaptation of the local policies and management ways,we should adhere to the local policies and regulations,utilize the local talents and fully take advantage of the local government and enterprises.As far as the human resources management is concerned,we shall take the human-oriented approach,eliminate the differences in salary between different regions and the unfair treatment,fully consider provision of staff through localization and strengthen the building of our enterprise culture.For the project management,we shall focus on the selecting and restricting the different contractors and enhance the utilization of informatization management during the construction of project.
