Research On The New Type Of Housing Finance Construction Mode Based On The Internet Finance

Since the reform and open policy,our country economy has obtained the development which progresses by leaps and bounds,and there was a high-speed development for real estate in our country.Along with the acceleration of the reform of housing commercialization,welfare housing system was replaced by commodity housing system.Under the promotion of marketization,housing market developed quickly,but the house prices were rising more quickly at the same time.The contradiction between supply and demand of housing was more and more obvious when the residential quality was improved.The high price-income ratio became a prominent problem in many cities of China.And the basic housing needs of the low-income crowd weren't guaranteed.Therefore,the national macro-control for real estate market was needed,and the core of the way was the improvement of the housing security system.The traditional affordable housing financing mode was usually funded by the government finance,or government set affordable housing quota for developers.However,this mode needed lots of money and the use of house would be regulated by government so that developers were unwilling to build the affordable houses.As a result,the development of housing security system was very slow in our country.The effective affordable housing financing mode had become a hot spot of current research.This paper generalized the affordable housing financing mode in our country.And then,the stakeholders of affordable housing financing mode were analyzed by the game theory,in order to find out problems of our mode.Next,we analyzed some successful affordable housing financing mode in foreign countries,such as Singapore,England,America and Japan.Based on that,we proposal an affordable housing financing mode based on online finance.call Affordable House Online.To support the feasibility and effectiveness of this mode,an example of ZXL affordable houses built by MY Real Estate Company was combined.Furthermore,some suggestions about affordable housing financing mode were thrown out.
