Construction of affordable houses has become a hot topic in recent years as well as the focus of both government and the public. With flourishing development of real estate after the reform of housing construction in1998, high housing price which was ever a problem in economic field has become a social problem that has attracted much attention of the public. The current governmental policies begin to return to affordable houses. Under the background of boost of housing price, construction of affordable houses plays an important role in solving the housing problem of middle-low income groups. Therefore, affordable houses would be the focus of governmental policies in future, and research on affordable houses would also become popular in academic field.This thesis pays much attention to differentiation housing phenomena and construction of affordable houses in Nanchang, and forecasts housing demands of Nanchangnese to do a profound research on construction of affordable houses. Based on mixed-income housing mode, measurement and calculation of differentiation in Nanchang is given to provide strategies for construction of affordable houses in Nanchang. According to current researches at home and abroad, reasonable suggestions from mutual perspectives of economics, sociology, city planning and land planning would be provided. However, to complete the task of construction of affordable houses regulated by central government, local governments just pay their attention to "quantity" but ignore "quality" of affordable houses. Differentiation of housing would take place with focus on quantity, which would bring isolation of social groups, and further lead to unfairness of distribution of public resources and is not beneficial to social harmony.This thesis consists of6chapters:Chapter1introduces the background and significance of the research, and literature review both at home and abroad in this field as well as some definitions of the research objects would be given.Chapter2summarizes the housing differentiation phenomena and its reasons as well as influences that affordable houses would exert on housing differentiation.Chapter3introduces the origin and development of mixed-income housing mode and analyzes feasibility of it in researches on affordable houses.Chapter4introduces practical experiences of mixed-income housing mode in foreign countries.Chapter5analyzes regional development and affordable houses in Nanchang, and measurement and calculation of differentiation housing.Chapter6suggestions for application of mixed-income mode in construction of affordable houses are proposed.Chapter7expatiate the innovation of this paper and the conclusions of research. It indicates that the construction of affordable housing without reasonable planning can directly lead to the phenomenon of residential differentiation, and mixed residential pattern would advance the innovative development of affordable housing communities.
