| In recent years,the national real estate development investment has got swift and violent development,our real estate business needs from quantity expansion to quality improvement,into a quality development.The real estate project STJY in the operation of our company is in the early stage of the project,all the links and types of problems,how to focus the problems and summarize solutions,how to effectively project quality control and risk control,foundation for project construction and management are important problems of real estate project management.Need to use more objective,more relevant and more efficient management theory to organize and coordinate the preliminary work of the project.The early stage of the research ideas in this paper first describes the project management institute to the theory of knowledge content,present research STJY project status;Then according to the STJY real estate projects in the early stage of the project task in stages,starting from the initial project policy tracking and tracing grasp the railway development and city construction related policies;In the prophase research project planning phase for project market positioning,surrounding environment,project development,marketing research and other work done their research work;In the project feasibility study stage,this paper analyzes the reasons of influence,the conclusion;Project land examination and approval links,respectively analysis node in the collection and storage,transfer of risk in time,it is concluded that the solution;In the design management link,respectively from the Angle of the design quality of organization and management,administrative examination and approval to analysis the problem,solve the problem.For early stage problems in the project,by using the theory of quality management,risk management,and other management and scientific analysis and research,finally make the project in early management of obstacles on the road,summarizes the gain and loss,the project to an orderly. |
