At present, the competition of real estate industry in China is further intensified,meanwhile people put higher demand on housing quality. The current real estateprojects normally contain large volume and high producing price, which not onlymaking an impact on people’s life, social harmony and stability, but also affecting thereal estate existing situation and development. In China, there are many researcheshave been done on quality management of Architectural Construction Projects andalso considerable experience have been accumulated, however, in spite of thechanging economic and social circumstance, these are not fully able to be adapted intothe current situation of the market trend. At this stage, regarding the lack of timelinessand efficiency in projects quality management, there are significant real estate projectmanagement models and its mathods do not match the current circumstance, of suchresulting in instable quality, unsatisfaction of customers and other quality problems.All these issues mentioned above have become focus points of complaints over theyears.This essay analyses the current situation and development trend of qualitymanagement which base on the fundamental theories and concepts, principallyreflects on the building products and services which maximise customer requirements,residential real estate project quality management in construction, addressed thepre-planning stages of quality management models and methods, emphasises thecustomer satisfaction survey data in the planning stage, concurrent engineering in thedesign phase, the model is a way of quality defects prevention and control,engineering inspection, household acceptance and customer complaints, and qualitymanagement of services etc.Lastly, the innovation of research has been refined, from the developers’perspective around the life cycle of the residential real estate projects, the idea of totalquality management as the theoretical basis, the whole process, the various stages ofquality control mode and methods studied. The development and analysis of customersatisfaction survey data in the planning stage. The results of this study is useful asreference for the practice of quality management of real estate projects.
