Commercial Real Estate Operations Management Research Based On BIM

With the speeding up of urbanization in our country，Commercial real estatedevelopment projects show up in multiple domestic cities. But it is well known for theowners, commercial real estate operation project management is the key of thecommercial real estate development projects. Commercial real estate operation projectis a complicated and systematic work, The traditional commercial operation projectmanagement technology is lag behind.Unreasonable operating organization processand difficultly operational risk has brought cost of huge pressure and heavy economiclosses to many owners. So, For keeping commercial real estate projects working in thehealthy and rapid way, updating operation management technology, improving thetraditional operation mode and strictly controlling of operational risk, establishing a setof practical and applicable operating commercial real estate project managementsystem, has become a problem that need to be solved.Since all of the requirements and problems for commercial real estate operatingproject lifecycle that need to be resolved are based on the information to proceed，andBIM（Building Information Modeling, BIM）is an developing mode that includingthe design stage, construction stage and operation stage on the most completeinformation. So without any doubt that BIM can bring big benefit and commercialvalues for commercial real estate operating projects in our country，we have threeaspects for the management system to build commercial real estate operations researchproject based on BIM:(1)operation and maintenance management based onBIM--Through the depth of mining the traditional commercial real estate operatingprojects in operation and maintenance management malpractice, the application, concept and value in BIM technology will bring great value for commercial real estateoperating project;(2)organization and management based on BIM commercial realestate operating project--taking advantage of the flat organization, building acommercial real estate operation project organization model based on BIM;(3)Riskmanagement based on BIM commercial real estate project-within the application ofthe spiral model and fuzzy influence diagram model, establish a framework based onBIM operation of commercial real estate project risk and the risk evaluation of withinthe framework of implementation stage.This paper is showing the concept and technology of commercial real estateoperation and project management based the BIM through the above three aspects, inorder to solve some problems happen in the traditional commercial real estateoperation project process. The research results for the BIM commercial real estate willbring certain theoretical reference value for laying a foundation and furtherpopularization and application in project management in our country.
