Variation is a vital portion for contract management.There are long and complex characteristics in estate projects.Changes issues are always accompanied by the entire projects.How to solve the problem of change and the subsequent claim is also a key to the success of the project.The aim of this essay is how to improve the enterprise competitiveness and how to heighten the companies imagine.Through the analysis and summary of a project case of A Company,this paper finds the problems of contract modification,contract management and claim.The main problems of contract change are design change,construction measure change and other changes.The main problems in contract management are contract personnel level,contract specification,and contract text and so on.Through the analysis of the data,the main causes of contract changes can be divided into the main behavior,individual behavior and environmental factors.The main causes of project claims are site changes,change negotiations,catch up with schedule and contract defects.Finally,the paper puts forward the following suggestions to control the change of design and construction measures by increasing the restriction conditions.Optimize contract terms to prevent change;optimize the process to improve the changes;through game theory,the owners and the construction side reach a win-win situation.Hopefully it will be helpful to the future construction of the project.
