Research On Weights Of Subway Among Factors On Real Estate Appraisal

In recent years,with the rapid development of the real estate market,a large number of cases of real estate transactions arise.With the increase in trading cases,evaluators increasingly prefer to assess the valuation of the object with market approach.Undoubtedly,as an important parameter method,the regional market factors and the various features have a huge impact on the prices of real estates,especially the example of rail transit.This article will take subway as an example of rail transport and make a research on the weight of it in real estate valuation.Hence,there is a both theoretical and practical significance of enriching the cases of real estate appraisal.With the help of the AHP and the Entropy Method,this paper tries to calculate the weight of subway in the proportion of regional factors,by building the index system of subway weights.Firstly,the essay will try to determine the weight of subway among the regional factors and classify those factors into several kinds based on the features,such as transportation,shopping convenience degree and environment,conditions,and the infrastructure,namely the primary layer.Then it will be divided into 12 secondary indexes and the factors define quantization range.Secondly,after the selection from the real estate alongside Nanchang Metro,this essay chose the real estate near Metro Building and Jiangxin International Garden as an example to calculate by means of the model constructed and Analytic Hierarchy Process.This paper presented the process and results calculated with the AHP approach.The result shows weight of each factor index among the total target weight and the proportion of metro area factor is about 34%.By the consistency test,it shows that the determination matrix structure is effective.In addition,after correcting the result with the use of Entropy Method,the weight of subway is about 29%.Finally,this essay tries to verify the result from the practical aspects of the subway and it shows that the weight tends to be reasonable.The essay also investigates the theoretical significance and tries to determine the weight of other regions so as to provide data support for other cities to correct relevant standards.The author also puts forward some recommendations for some mentioned problems in this essay,such as the uncompleted index system and the defects in evaluation portion,etc.
