In recent years,with the "second-hand housing transaction tax" and "credit limit restriction" price control policy intensive introduction,residential real estate development enterprises suffered a "winter",to alleviate the financial pressure,to achieve the long-term development of enterprises,the traditional type of residential estate enterprises such as China Vanke,poly,green,have made substantial inroads into commercial real estate,hoping to to find a new space for the development of the real estate sector,which has brought the rapid development of commercial real estate.But compared to residential real estate projects,commercial real estate projects in the development of our country is still in the primary stage,especially in the financing of commercial real estate projects still needs depth study of the topic,how to collect,arrange and use the funds of commercial real estate project investment is the first step to success.In this study,first of all,the background of the commercial real estate industry in our country is analyzed,and the significance of the investment and financing analysis of Zhuzhou H commercial real estate project is made clear.In the full sort of China's commercial real estate project development and operation characteristics and management on the basis of the status quo of commercial real estate and commercial real estate financing concepts in detail,analysis and decision of investment and financing for Zhuzhou H commercial real estate project pave the way.With the combination of theory and practice of Zhuzhou H commercial real estate projects to carry out related research,in terms of investment,the first analysis of the feasibility of the project investment environment,cost income,and investment costs and benefits of the project based on the analysis of the project,the business income,the cost and the risk resisting ability assessment.Based on the layer and analysis method,the financing decision optimization model of commercial real estate project is constructed,and the financing decision of Zhuzhou H commercial real estate project is analyzed by using this model as a tool.To discuss effectively through the project investment and financing,provide decision-making reference for the investment and financing of Zhuzhou H commercial real estate project,it also provides reference ideas and case analysis of investment and financing decisions for other domestic commercial real estate project.
