The Research On Assets Appraisal Technology Of Landscape Plants

Landscape as an important timber assets,how to use the method of reasonable assessment was the research hotspot in the field of forest resource assets appraisal.Based on the theory of forest resources assets evaluation,combining with the characteristics of landscape resource assets and systematically expounds the basic principle of cost method,market method and income method,application analysis,methods,steps,by establishing a scientific and reasonable mathematical model,and using the common landscape resource as the assessment case,discusses the practical application of three methods of evaluation and comparison analysis,for the future to further improve forest resource assets appraisal theory had the certain reference significance,as well as landscape nursery stock operator optimization management and scientific management to provide the certain reference value,had the vital significance on forestry economic production utilize.According to this article research content,the main results of the study were summarized as follows:(1)Cost method,market method and income method in landscape nursery stock resources assets evaluation were applied,and the general assets cost method,market method and income method has both connection and difference.This study had a comprehensive and systematic analysis of the three common methods of evaluating the green seedlings of the garden,including the basic theory,the scope of application and the method step.The feasibility of the three methods was verified by the practical case.(2)There were two kinds of applications in Cost method,the growth in a nursery of the earth landscape nursery stock from the operator on the perspective of cultivating seedlings,into the cost of production as the core,for the traditional formula evaluation value replacement cost method.Grows in the nursery of the earth landscape nursery stock,depend on the economic activities,such as compensation on the nursery stock value was calculated including seedlings purchase,transplantation cost,management cost,so we used the batch evaluation model to calculate the costs of the three was more accurate.(3)In market method,used the method of grey correlation analysis of the reference case and to evaluate the connection degree of case,detailed analysis was carried out on the influence on the value of landscape plants,filter out the main influence factors,and to modify the key factors that ultimately determine the weights of all the reference case,makes all the difference between the reference case,the be clear at a glance the superiority of the key factors,used the weighted average method was more scientific,the evaluation value calculation was more reasonable.(4)In income method,for purpose of landscaping nursery stock,landscape forest growth model theory as the support of individual tree growth model was established,combining with the bulk price assessment model,collecting the production and business operation indicators,calculated the net present value,the accumulation to the net present value of the biggest moment for the landscaping nursery stock evaluation value.To produce fruit of the landscaping nursery stock(e.g.,loquat,walnut,etc.),used the regression analysis method to establish multivariate nonlinear regression equation and into such landscape nursery stock production forecast model,can be calculated used common income approach formula(5)Batch assessment model was build to visit a large number of nurseries,search for a number of experts,a lot of literatures,collecting a large number of market price data preparing work,such as the different landscape classification statistics,such as trees,shrubs,such as palm diameter,crown breadth and high tree trees were taken respectively factor as the independent variable,price as the dependent variable,the batch assessment model was set up and easy to use.(6)The economic maturity of the green seedling of the garden refers to the growth of the growth of the seedling,the age of the tree that sold seedlings at a certain time to get the maximum net present value.In theory,not only to produce fruit of the garden greening seedlings had economic mature age,different types,different varieties of seedling had their respective economic mature age.(7)The prices of landscape nursery stock generally with the diameter of the landscape nursery stock(or the ground diameter),tree height,crown breadth factor had a large connection,but the actual transactions in the process of landscape nursery stock was hard to meet the various standards at the same time in the actual operation,therefore,this study focused on analyzing the single variable and the relationship between the price,and for a variety of variables and the relationship between the price for a simple discussion.This study showed that the model based on a single variable was more accurate and more practical than a multivariate model.(8)Landscaping seedling production and operation process were generally can meet the good landscape nursery stock growth space,therefore this study chose individual tree diameter growth model which had nothing to do with the distance,empirical equation method was adopted to establish the model of tree with as a regression analysis of the independent variable,diameter growth as the dependent variable,the model had high precision.(9)The discount rate impacted on the evaluation value and the age of economic maturity significantly.The period of economic life was only for the green seedlings of fruit and fruit gardens.When the discount rate was a variable,the discount rate was inversely proportional to the value of the evaluation and the age of economic maturity.When the other variables are certain,the greater the period of economic life,the greater the remaining yield,the longer the period of economic life was proportional to the value of the evaluation,and flattening in final.
