With the accelerated urbanization process,urban space is in the net-shaped expansion and extension.Since 2003,nanning to promote "three old" transformation project,in order to improve residents' living environment and quality of life as the goal,to promote scientific and rational use of urban land,optimizing the urban space layout and enhance urban functions,flexible to promote "three old" transformation,urban and rural development as a whole,make the residents enjoy the achievement of reform and development of the city.The land as a scarce resource,the prices of land is rising rapidly in recent years,more and more enterprises join the ranks of the urban renewal projects,.The urban renewal projects face many problems,such as large population density,complex,demolition and relocation compensation process cycle,all of them are not controllable,involving many factors such as stakeholders,without detailed market research and objective feasibility study,it is easy to cause the failure of investment decisions.In this paper,I research the feasibility in the real estate before decision-making,through the general real estate development project feasibility analysis method and theory,combining with the old city reconstruction project particularity,integrated the experience of myself to participate in the project management meeting.and old city reconstruction theory of revelation,Take the Nanning TT real estate project for example,using the theory and empirical analysis,qualitative and quantitative analysis,the combination of macro and micro methods,combined with the laws and regulations of local area,analysis of the"village in city" reconstruction project decision-making process and urban village renovation project of various factors on the influence of "village in city" reconstruction project investment.Respectively from the market environment for investment,project and product positioning,finance and its economic benefits,and the difficulty of the development degree and so on,demonstrates the change TT old real estate project investment feasibility.Project of the difficulty of development respectively from the villagers,the government,developers,these three aspects to analyze,the villagers in the main difficult in the solution set of compensation and resettlement for the demolition,which can conform to the requirements of the policy and can meet the villagers finish the requisition;The government hard to reform in how to make the government as a project,and coordinate all conflicts of interest;How the developer has difficult in benefit and normal operation under many uncontrollable risks.Through the feasibility analysis method in this paper,the general property compared with old change project feasibility analysis,they have consistency and has its particularity,through detailed analysis of all aspects of these factors and data to get a reference standard of the old change project feasibility,Through the feasibility analysis method in this paper,the general property compared with old change project feasibility analysis,they have consistency and has its particularity,through detailed analysis of all aspects of these factors and data to get a reference standard of the old change project feasibility,as "village in city" renovation project investment feasibility study provide some experience for reference.
