Real estate has played a vital role in social and economic development,civic construction and housing 'improvement.Particularly with the reform and improvement in housing system and progressive development of real estate markets,China's real estate has become one of the pillar industries of national economy.Since it demands a large fund and has a long operational span,the real estate enterprise's capital sufficient becomes the key to the success or failure on project development.To meet their financing demands,real estate development loan transactions---the traditional bank credit,thus come forth.With the gradual increase of the real estate investment,competition in real estate market is intensified,Intervention of external policies and uncertainties of the market's self-adjustment both impose more risks upon real estate industry,which also makes impact on real estate development loan transactions.Under this background,I surveyed and analyzed the status quo of researches on property finance home and abroad.After this,I absorb others' experience and achievements,and launch a research on risks in real estate development loan transaction and their prevention and control through innovation in context,perspective and structure.This thesis mainly based on the combination of theoretical research and empirical research,I grasp the key and discuss them step by step.Firstly,by introducing the development present situation and the main capital sources of real estate development lead to the real estate development loan.Secondly,I state its operation procedures when introducing relevant concepts briefly,and put forwarder the overview that risks increase by according to the development present situation of the loan.Thirdly,according to its risk causes,various risk types of commercial banks,combined with characteristics of the development of real estate industry and real estate development loans business,analyze the category on major risks to this transaction and the specific performance forms on risk,expound the necessity and feasibility of risk prevention and control in real estate development load,and analyze the status quo and inadequate of real estate development loan of commercial banks risk controls.Fourthly from many years' relating working experience,I suggest three modes of risk prevention and control in academic way,take them as theoretic support,combine with the methods of comparative analysis and case analysis,follow the mainline of real estate development load transaction,around main particular link oftransaction,elaborate measures on risk prevention and control,focus on analysis of its effect on risk identification and protection,optimize the existing real estate development loan business risk controls,and through the practical application prove the effectiveness of the three modes of risk prevention and control.Finally,after a series of analysis and demonstration,I draw a conclusion of the research and state the inspiration I obtained in the course of research and thesis writing.Because of the limitation of my research work,I will continue to explore,analyze,and upgrade my fruit of research in the future study and working.The main research results and contributions of this thesis include:put forward the three major risk prevention and control model,and perfect the process of real estate development loan of commercial banks.
