Nowadays with the rapid expansion of the real estate market in China, the scale of the real estate exploitation loans grows fast. At present, our country's economy is still in the process of transformation and the risks in real estate exploitation loans become larger due to many factors, such as the change of macro policy, the undulation of regional economy exploitation, the existence of asymmetrical information between banks and real estate exploitation enterprises and the faultiness of the external market environment. The effective control of the risks is not only related to the quality of the commercial bank's whole property, but also connected to the developing tendency of the entire real estate field. Therefore, the study on the real estate exploitation loans'risks of our country's commercial banks is of profound theoretical and practical significance.Based on the study of financial theory of the real estate and the credit risk analysis approaches home and abroad and combined with the current developing situation of the real estate exploitation loans of our country's commercial banks, the paper analyses the causes to the real estate exploitation loan risks of our country's commercial banks systematically, designs the appraisal index systems of our country's real estate exploitation loans risks and carries on the quantification appraisal for each kind of risk weight of the real estate exploitation loan business in commercial banks through applying the analytic hierarchy process. The result indicates that the credit risk and the operation risk are two main kinds that the real estate exploitation loan business of commercial banks faces at present. The appraisal result indicates the direction for the commercial banks to prevent the real estate exploitation loan risks. According to the reality of the real estate exploitation loan in our country, the result of the risk appraisal and the real estate credit risk management advanced experience of the international banking industry, the paper proposes the countermeasure to prevent the real estate exploitation loan risks from interior and exterior aspects and makes relative suggestions that aim at the risk shift and risk diversification. These countermeasures provide certain instruction for the commercial banks to prevent the real estate exploitation loan risks.
