With the accelerating progress of urbanization,the urban population has been increasing,the Chinese real estate market has experienced decades of rapid development,urban residential prices is rising,and the increase is not balanced,urban residential prices have a big difference in spatial distribution.Therefore,it has important significance to study urban residential price of spatial distribution,influencing factors and formation mechanism,which is for revealing the rationality of the spatial distribution of residential price,and can guide for urban planning and land use.The article first reviews the development of urban space theory and hedonic price theory,describs the basis of relevant theories,the ordinary commercial residential price as research subjects,urban spatial structure theory and hedonic price theory.Then this article collects data from 2004 to 2015 years of Fuzhou ordinary residential average price and amends them.Secondly,we use spatial analysis techniques to carry out the spatial distribution of housing price trends;Finally,we apply hedonic price model to study the influencing factors of residential price in the factor simulation,and draw formula features of residential price,and resolve the various factors that impact on residential prices.The paper can be divided into eight chapters,the main contents of each chapter are as follows:Chapter I:The first chapter is Introduction,which introduce the research background and significance.The chapter gives a brief review of the urban residential prices of research results,and explains the research method,content,possible innovations and technology roadmap.Chapter II:The second chapter describes the characteristics and attributes of spatial structure theory of residential price and theoretical basis of hedonic price model.Chapter III:Chapter three studies Fuzhou urban expansion dynamics,which introducs the basic overview of the study area,the status of the residential market in Fuzhou,and describes the data sources and data pre-processing and its revision process.Chapter IV:Chapter four uses exploratory data analysis and spatial autocorrelation analysis to test the spatial correlation of the sample data,the result display is more significant space-related for the samples;We selecte ordinary Kriging interpolation method to deal with the average residential price of sample data in order to get spatial distribution prediction maps and contour maps,and then analysis the regular pattern.Chapter V:This chapter describes the hedonic price model for quantitative analysis of the factor influence on residential prices in Fuzhou.We divide factors of Fuzhou residential price into four categories:location factors,neighborhood factors,construction factors,the time factor,and divide them into 11 species factors smaller,Selecte the semi-logarithmic hedonic price model accuracy verified each factor analysis,though SPSS regression method acquires the formula of residengtial price for Fuzhou city,combine with the Fuzhou actual situation in whole relevant factors for specific analysis,we mainly analyze the location factor,and rail transit factor;analyze education factor,and other public facilities of neighborhood factor;Key factors sush as property fee,plot ratio of building factor.Chapter six was conclusion,which summarizes the main conclusions of this paper,and points out the shortcomings of the research and areas needs further study.
