With the social economy development and the housing system reform in China, the real estate housing commercialization degree is increasing day by day. As commodity housing is a product of the real estate market, the price is closely related to people life. Urban housing price is very closely linked with geographical location, so there is different price in the different location of city. Housing Prices has obvious differences on the spatial distribution.To study on the characteristics of commercial residential price and influencing factors have become focus in the current research.Based on the data of 189 commodity housing price in 2015 in Lanzhou, in this paper, we use the method of spatial autocorrelation to get the spatial heterogeneity and integration housing prices in Lanzhou, and using trend surface and inverse distance weighted interpolation to get the spatial pattern distribution of housing prices. The essay establishes the model of Hedonic price to analysis influence of housing price. Main conclusions are as follows:(1)From the global spatial autocorrelation analysis, the commercial residential price in Lanzhou city has the global space strong correlation (Moran's I=0.4637). From the local spatial autocorrelation analysis, high value and low value have the obvious partitions. The high value of housing prices gather in Chengguan and near Xizhan, and low value is distributed in the industrial zone Xigu and Jiuzhou area of Chengguan.(2)The spatial distribution of housing price is: house price keeps falling from the administrative centers to the periphery and forms multiple polar cores; the housing market development not balances and the overall housing prices show the pattern of "east high and west low"; the change of housing price is different in the four areas, and the extent of variation is big in Chengguan and small in Xigu; for most of the residential distribution along the river, housing price is decreased along with the increase of distance from the latitudinal direction of riverside .(3)Through qualitative and quantitative analysis the influence factors of housing price,spatial differentiation mainly affecting factor of housing prices is location factor. The influence degree of all variables from big to small is location, park plaza, a distance away from the center of business, education facilities, the distance from the Yellow River, plot ratio,real estate qualification, medical facilities, construction age, parking ratio, property costs,traffic condition and afforestation, in which the distance from the Yellow River and construction age are negative impact.In this paper, the results of study basically accord with the distribution of commercial residential price Lanzhou city, which can provide the reference for government housing construction planning, operation and management of the real estate sector and provide decision basis to buyers.
