In recent years, along with the rapid economic growth and the progress of urbanization and industrialization, the scarcity of land resources becomes more and more important, market mechanism is gradually introduced into the field of land science. Therefore, it has become increasingly clear that marketization of the land price turn into a general trend. As a result of rising price of land, the scale of city land, the formation and spatial structure of urban have make a huge change. Recent literatures have paid attention to spatial features and determinants of land price in transitional Chinese cities, in comparison to its counterparts in advanced market economies. The paper takes urban residential land price as an entry point, uses Fuzhou as case city, quantitatively measures the influences of accessibility to urban residential price through establishing an urban land spatial database during2004-2011, the period when the land leasing market has largely been established. Furthermore, the paper analysis the structure and the gradient of residential land price, particularly interested in impact factors of land price in Fuzhou city according to the practical circumstances. Finally, based on the result of statistical analysis and SEM model, the author propose some suggestions in the end of the paper.Based on detailing the history态status and trends of relevant theory and practice at home and abroad, the paper firstly defines the concept and connotation of urban land price, particularly interested in the characteristics, attributes and theoretical of urban residential land price. Therefore, from two different aspects including investment in real estate development and the market supply and demand situation of land in Fuzhou, the paper makes a profound research on the spatial structure of residential land price since2004.The result shows that spatial variation of the residential price gradients across different direction region of the city is significantly observed. Then, the paper establishes a PLS-based structural equation model to analysis the driving force of residential land price in Fuzhou. Finally, in the light of landuse problems in Fuzhou city, this paper puts forward optimized proposals effective measures in the application of land optimization principle.
