This paper takes the Ocean Paradise real estate project which is in the first phase of development for example.The project is facing many marketing obstacles including competition selection,product positioning,pricing and promotion.If without proper competition selection,product positioning and reasonable pricing,it will result in slow-moving and bring huge loss and operational risk to the enterprise.How to grasp marketing connotation and make systematic marketing strategy is a project of urgent problems.This paper is divided into the following sections: the paper is based on marketing theory and summarize on 4P theory,STP strategy,SWOT analysis method,and PAST analysis method.It uses a series of "combined" for the Ocean Paradise real estate project marketing strategy by combining theory with practice,.There is a scientific analysis of the Ocean Paradise's marketing environment,including political environment,economic environment,social environment and technology environment by using PAST analysis method in the external environment and talent structure,financial situation in the internal environment.It has an accurate position of competing products project and potential customers by using SWOT analysis method so that these enterprises could avoid the market competition.It can make unique blend of market share of possession based on different products positioning by using STP marketing method.Meanwhile,in order to explore new ideas and methods in the marketing strategy for the real estate industry,the paper makes "production,pricing strategy,channel strategy,marketing and new media strategies" for the project.At the same time,in order to ensure the effective implementation of the strategy,by optimizing the enterprise security,enterprise systems management and strengthen enterprise culture construction,it offers effective marketing strategies for the enterprise so that it can guarantee the output of ocean paradise real estate project marketing strategy more scientific,practical and objective.
