As the one of the im portant industries in our country,real estate industry has its unique characteristics,which are huge funds,high investme nt scale,long investment cycle and high return on investm ent and so on.For a long tim e,the financing of real estate enterprise in our country presents the rising trend,the overall developm ent of real estate in China in 2013 totaled 8.6 tr illion Yuan,5 years of continuous growth rate to 23%.In the next a few years,although the growth has slowed,but still showed a rising trend.In 2016,the developm ent investment of our country real estate is 10.3 trillion Yuan,up 6.9% from a year earlier.Increasing investment will mean a growing number of financing,and how to guarantee the financing of companies are low risk,low cost when real estate com panies are financing,which is an ur gent problem and need to be solved.The real es tate enterprise's financing pr oblem has increasingly become a key problem to the development of enterprises.In our country real estate financial market gradually improve,the intensified market competition is intense,and under the influence of national policy adju stment,how to expand the financing channels,optimize financing structure,continue to lower the cost of financing are the key problems that every real estate enterprises urgently need to face and solve.Poly Real E state Group Co.,Ltd is one of the large real esta te enterprises in China.In terms of financing Poly Real Estate Group Co.,Ltd has always m aintained a relatively good financing and financing effect,and relatively low cost of financing maintains certain advantages in the fier ce industry competition.However,under the competition in the industry and resource integration,the financing of Poly Real Estate Group Co.,Ltd is still exist som e problems,and the issues still may be a drag that limit the development of the company.So,the study of the improvement of financing strategy of Poly Real Estate Group Co.,Ltd has value and significance.This paper sees the financing strategy of Poly Real Estate Group Co.,Ltd as the research object,and has a research on the financing problems of Poly Real Estate Group Co.,Ltd combined with the financing theory and related research both at home and abroad related to real estate enterp rises financing.Based on the selected topic basis of this paper,this article has an introduction to the re search background and significance of this research,research methods and contents,the theoretical basis and relevant literature review illustrates at home and abroad.A fter that the main part of this research has a logical argument.The main body of full text mainly includes three aspects.The first part,having a basic understanding and analysis to the basic situation,financing development present and the prob lems existing in the financing of Poly Real Estate Group Co.,Ltd,and finding the ad vantages and disadvantages existing in the financing of Poly Real Estate G roup Co.,Ltd.After that havi ng a detail discuss about the disadvantages which are the probl ems.Through the analysis on Poly Real Estate Group Co.,Ltd,there are four m ain financing problems which are too m uch rely on the existing financing channels,higher asset-liability ratio and higher financial risk,small enterprise self financing ratio and the larg e potential r isk of new financing.The second part,having cause analys is to the problems of the financing of Poly Real Estate Group Co.,Ltd.Aim ing at the mainly four questions m entioned in the first part,respectively finding out the corresponding causes which are the lack of financing innovation consciousness,the fi nancing structure is unreasonable,the enterprise self financing ability slightly weak and financing risk m anagement system is not sound.Am ong them,the lack of fina ncing innovation consciousness discuses from two points n amely the lower level of financing innovati on and financing is relatively single,diversified and multi-level financing channels to be exploited.The third part,this paper puts forward the m easures to im prove the problem s of the financing of Poly Real Estate Group Co.,Ltd,including four aspects which are paying attention to the financing innovation and building diversified financing channels(including three content nam ely emphasizing the innovation of financing,and expanding the credit and the proportion of direct financing and for mulating diversified financing strategies),optim izing the financing structure to realize the balance of supply and demand,enhancing enterprise profitability in order to im prove enterprise's financing abili ty(including two content namely enhancing enterprise profitability in order to improve enterprise's financing ability and enhancing corporate finance bargaining power)and of the perfecting the internal control regulations and optimize the financing risk management system.This paper wants to provide effective suggestions to financing problems and the improvement of financing strategy of this company based on the research of the financing of Poly Real Estate Group Co.,Ltd,which has huge promoting to enhance its core competitiveness in the industry.In addition,some common problems existing in China real estate industry,as one of the top real estate companies,the financing improvement research of Poly Real Estate Group Co.,Ltd also has a certain reference value for real estate companies in the same industry.
