In recent years,the real estate industry is still one of the most attractive industries today,However,as the market continues to change and market contradictions highlighted.The real estate industry is also facing more and more stringent policy regulation.Thus,the real estate industry is constantly under pressure from various aspects.Construction industry is one of the pillar industries in China's economy.the core of the construction industry is the real estate industry.Therefore,the real estate industry has made important contributions to the rapid development of China's economy.with the increasingly complex real estate environment,So that the real estate industry is also facing greater financial risk capital chain.The capital turnover time is long,needs the fund to be many,is easier to receive the external environment such as the policy change,the market change,the economic environment influence.The real estate enterprises on their own risk control is not strong,and the changes of the market environment can't respond quickly,causing housing backlog,cost increase,and makes the real estate enterprise capital management is facing a major risk.According to the literature analysis of the real estate industry,most of the existing literatures focus on the financial management and capital management.However,the research on the financial risk is relatively short.Especially in the field of risk assessment of the real estate industry,most of the literature tends to the subjective evaluation of qualitative indicators,which makes the evaluation results appear to be a certain deviation.Funds are the lifeblood of the real estate business.If the funds have problems,they will have incalculable consequences.Not only can affect the real estate business,but also the entire real estate industry will pose a threat to healthy development?Based on the risk factors of real estate enterprise capital chain analysis,analysis of the risk degree of the bear,we constructed the real estate enterprise capital chain risk management system,and analyzed and should be carried out according to the existing problems,and thus to reduce the real estate enterprise funds risk goal.In this paper,based on the theory of capital management,combined with the main process of the real estate enterprise capital transfer,From the three stages of financing,investment and operation,this paper discusses the risk,It not only enriches the theoretical system of financial risk management,but also provides a reference for further research.
