The real estate industry has become one of the important pillar industries in our country,which has experienced decades years of development,playing an increasingly important role in the national economy.The Central Economic work Conference(CEC)also proposed the adjustment of industrial structure,promotes mergers and acquisitions of the Real estate industry for keep the healthy development.The development of real estate has come to the era of structural adjustment,facing the end of an era and the beginning of another.Merger and acquisition has become one of the trends in the real estate silver era,China's M & A fund has just started,the operation and management mode is not mature,and have a very different form the external merger and acquisition fund operation “merger,acquisition,integration,exit" mode.The domestic M&A fund are in the role of financing,lack of professional management team in the real estate project mergers and acquisitions.At present,more and more M &A funds are awarded and adopt of foreign operation mode witch through the mastery of the enterprise,and then through the restructuring,improvement,upgrading,and ultimately get a lucrative income model of interest.This model faces two aspects of risk: on the one hand,the risk of project mergers and acquisitions,on the other hand is the risk of real estate project operations.How to identify,assessment,and deal with,is the focus of mergers and acquisitions fund companies need to study.Based on the theory of risk management and the whole life cycle theory of real estate,this paper takes M & A fund Corporation “A”and the “GJ City” project as an example to identify and analysis the risks of the M & A fund real estate project at the investment decision phase,early phase,construction phase,exit phase.Through qualitative and quantitative analysis,and the analysis and evaluation of various risk points at each stage of the project,this paper makes a response to the serious risk points of the “GJ city” project,so as to ensure the smooth implementation of the project,to help fund companies to evade risks or reduce risk,access to greater benefits.“GJ city” project starts soon,through the various stages of risk management research for the future management of the project also has a relatively good expectation,and provides practical reference value for the management of corporation A.At the same time,also hope this paper may provide improve the project risk control ability for currently rapid development of mergers and acquisitions fund in real estate industry.
