The Design-build Delivery Method For Practical Application Of Construction Business Enterprise

With the coming of 2016,China has stepped into the thirteenth five-year planning and development period,economy has entered a new phase of structural adjustment.In the "13th Five-Year" plan,five concepts about development are established,including “Development concepts of innovation,coordination,green-tech,open-up and mutual-share ".I believe the idea of the shared development is especially significant compared with others.In retrospect of construction market in recent years,under the influence of national policy,Party and government offices ceased to initiate new building projects.Moreover,the property market regulations caused most of the real estate company capital recovery so blocked that it is impossible to develop new buildings.Consequently,their downstream industry,the construction enterprises,have to encounter the grim trend of scale shrinkage.On one hand,construction enterprises change from extensive management to fine management in order to make more room for cost reduction.On the other hand,they have to try the open source management method through integrating the business,finance,operations and profit together.In fact,it is a conversion from DBB to DB delivery method.Construction units should expand its antenna to a wider scope so as to seek sustainable growth,including the involvement of survey and design,integration of procurement resources and development of operational capacity.Their destination is lucrative and in reach.As a staff working in a construction enterprise,the author will have a research on the practical application of design-build delivery method in construction enterprises through study on domestic and foreign advanced management methods.First of all,through a comparative analysis of the design-bid-build and design-build delivery method,the author manages to juxtapose the advantages and disadvantages,the composition of different stages,and the key points in management,aiming for revealing the total difference between the two delivery method step by step.This thesis basically answers the question of what's the merits of design-build delivery method,especially compared with design-bid-build delivery method.Secondly,the summarized merits of design-build delivery method will be taken into the operational framework of construction market in present China to make a requirements analysis.Since the major study object of the thesis is construction units,all thorough analysis are based on property developers and construction units.By analyzing the convertibility of traditional delivery method to design-build delivery method,namely the Serviceability,the author tries to demonstrate what are still needed to strengthen the core capacities.Study and solutions will be given in the chapter concerning supporting measures.Ultimately,thepractical application value will be displayed by case analysis,hoping to provide references for construction units.
