The real estate industry is one of the important pillar development industries in the country,which requires huge amounts of investment.Projects could not be put into operation only by relying heavily on real estate developers or some companies.Therefore,the bank financing has become the best choice for developers.Real estate projects are characterized by huge investment,long-term return of funds,and a wide range of relations between upstream and downstream.Therefore,the project delivery process contains a lot of risk.If bank or enterprises can not interpret the national and industry policies in time,or can not take good control of the loan process,it may causes loans omission,leading to failure to return the loan,which results in a huge loan default.Given all this,this paper carries out research on risk identification and evaluation of the Oasis Garden project loan from the bank perspective on the basis of researching the bank loan risk control of Oasis Garden real estate development project of China New Construction Group.At last,in order to protect and control the risk of CCB Oasis Garden real estate development project loans,a number of risk control measures are put forward.Real estate loan risk control research is mainly to study the real estate development business operations and credit status,as well as specific mortgage projects.This paper explains the situation of the Oasis Garden project in the first place,then makes a brief analysis of the basic situation and financial status of the China New Construction Group,which is also the access conditions in earlier stage of the bank project loan.After introducing the background of the project,this paper carried out the loan risk identification work of the China Construction Bank Suzhou Wuzhong Branch loans on the Oasis Garden project of China New Construction Group.It is quite periodically in the process of real estate development project loan and risk identification,which means there are different risks according to different phases of real estate development project loans.Therefore this paper carries out risk identification according to the project loan process.Among them,the risk of pre-loan management stage is less,the main risk is focused on the credit risk of the loan enterprise and the operational risk of the bank.The risk of post-loan management including market risk,credit risk and operational risk is more complicated and complicated.Based on the loan risk identification of the Oasis Garden project of China New Construction Group,this paper,based on the bank project loan process,carries out the risk identification and assessment of the Oasis Garden project loan from the bank perspective.The risk of loan project mainly includes market risk,credit risk and operational risk.Among them,due to the gradual tightening of the national monetary policy and a second-tier cities in the real estate regulation intensified,there are certain market risk for Oasis Garden project loans,which could be controlled.And credit risk and operational risk is relatively small.Finally,according to the risk of the loan of China Wuzhong Sub-branch of China Construction Bank and China New Construction Group Oasis Garden project,and the risk of preventing and controlling the loan of real estate development project of commercial bank,the risk control measures including market risk control measures,credit risk control measures,operational risk control measures are put forward based on the principles of pertinence.
