Since "replacing BT with VAT" experimental work of transportation and some of the modern service industry was carried out in 2012 in Shanghai,such experimental work had been instituted in all sectors and industries throughout the country till May 1,2016.As a pillar industry of China's economy,real estate industry is closely linked with the country's economic trend at macro level and is closely related to the life of ordinary people in microcosm.After the policy of "replacing BT with VAT,emerged,the real estate enterprises had a huge change by paying value added tax instead of business tax.Therefore,with relevant theories about tax planning real estate enterprises can early plan and change some of the existing business behaviors to decrease the negative impact from "replacing BT with VAT",reduce corporate tax burden and increase after-tax profits,achieve enterprise's financial goals and avoid the tax-related risk of enterprises.It has a very important practical significance.Just in this context,the paper explores the business characteristics of the real estate enterprises,clarifies the problems that enterprises may face after the "replacing BT with VAT".In view of these problems,it puts forward some suggestions on tax planning hoping to provide some reference for real estate enterprises so that they can formulate the countermeasures in advance and adapt to policy changes as soon as possible.Based on the relevant theoretical basis of "replacing BT with VAT" and tax planning,this paper sorts out and explores the existing "replacing BT with VAT" and tax planning research.On basis of the above,it summarizes the business characteristics of the real estate enterprises,interprets the taxation policies of the real estate enterprises after the "replacing BT with VAT" and compares the tax changes of the real estate enterprises before and after "replacing BT with VAT" comprehensively analyzes the tax situation of the real estate enterprises.By the analysis of the impact of "replacing BT with VAT" on such important factors as corporate tax burden,operating results,cash flow and financial management level,it points out that "replacing BT with VAT" will increase the tax burden of enterprises,enhance the operational capacity and expand the cash flow and increase the complexity of enterprise's financial management.With the case analysis method,it selects Yantai ZH real estate company's financial data to conduct tax planning project design.From the perspective of taxation,this paper specifically analyzes the changes in BT,value added tax,land value-added tax and corporate income tax after "replacing BT with VAT",discusses the necessity and feasibility of carrying out ZH real estate tax planning under the new situation and puts forward that the guiding thought of the project design is to maximize the value of the enterprise as the goal while minimizing the tax burden,maximize after-tax profits,the capital and the time and minimize the tax risk.Starting with such several key aspects as early preparatory phase,project construction stage,project sales and after-sales phase of ZH real estate company,the project design focuses on comparing the tax changes of such taxes as value added tax,land value-added tax and enterprise income tax that take up a great portion before and after tax planning and provides targeted guidelines for tax planning of enterprises.Based on the detailed analysis of the business operations and financial data,this paper analyzes the tax risk points of the real estate enterprises after"replacing BT with VAT" and puts forward to grasp the policy changes,improve the accounting and strengthen the communication coordination and conduct the education training and establish the risk monitoring system and other corresponding safeguards to reduce the tax risk of enterprises.Finally,it summarizes the research results and limitations of this paper,puts forward the problems that need to be further improved and studied and points out the direction for further research in the future.
