Since the reform and opening-up,the rapid progress of China's urbanization process has been moving forward rapidly,the level of urbanization in China has increased from 17.92% in 1978 to 57.35% at the end of 2016,an average annual growth is more than 1 percentage point.A large influx of people gathered in the limited urban space,residential housing has become the primary problem to be considered in the development of urban space planning.Meanwhile,in the process of urban programmatic expansion and adjustment development,urban housing price has some regular change in space-time.Therefore,exploring the spatial distribution pattern and mechanism of housing price about different types of urban has value for theory and practice.Scholars at home and abroad mainly focus on the spatial distribution of housing prices in large and medium-sized cities,as well as the exploration of the internal impact of residential property factors.However,the spatial distribution of housing price and its internal and external factors in small and medium sized cities rarely appear in their studies and the research on the impact of urban interaction on urban housing Price.Therefore,housing prices of small and medium-sized cities are chosen as our topic.Attempting to analyze the external policy factors—the mechanism of regional integration on the spatial differentiation of urban housing price,on the basis of theoretical analysis of the spatial distribution of urban housing price and its influencing mechanism,ESDA,Geostatistical Analyst and Hedonic Model are used to analyze the related data of Kaifeng in the integration of Zhengzhou and Kaifeng,take the data of2001,2006,2009,2016 as examples.ESDA and Geostatistical Analyst mainly used to reveal the spatial evolution of housing prices in Kaifeng during the process of integration of Zhengzhou and Kaifeng,while the Hedonic model can effectively identify the factors that influence the housing price and measure the degree of their influences.Some important conclusions obtained in the following two aspects:(1)Based on the study of the Hedonic price theory,this paper takes into account the impact of regional integration on the formation of housing prices and constructs a four-dimensional analysis framework covering residential buildings,location,neighborhood and integration factors.Then the paper deduces the spatial distribution pattern of residential price under the regional integration,and tries toexplain the effect of external factors on the spatial distribution of residential price.From the theoretical analysis,it can be seen that the construction,location and neighborhood are the basic factors affecting the housing price.The regional integration policy has a significant effect on the spatial distribution of housing prices in small and medium-sized cities with the help of indirectly location and neighbourhood,that forms the spatial structure of the double center circle under the action of the outer center,which is different from the distribution structure of the single center or the multi-center circle.(2)The evolution law of Kaifeng housing price spatial distribution,mechanism of spatial differentiation was analysed during the process of integration of Zhengzhou and Kaifeng.The analysis shows:(1)Over the 2001-2016 period,the spatial structure of urban housing price changed from random distribution to significant agglomeration,the location of the high and low gathering area has changed with the development of urban planning under Zhengzhou and Kaifeng integration.(2)During the implement of Zhengzhou and Kaifeng Integration,the new district develops faster than the old district.In addition,the spatial distribution of city housing price changes to double center circle model from the original single center circle model,which breaks the traditional model of residential prices in small and medium-sized cities,and forms a new spatial distribution structure.(3)Within Zhengzhou and Kaifeng integration,Zhengkai Avenue,Songcheng Light Rail and the new urban planning have a significant impact on housing price at different stages.Through the study of the integration of Kaifeng housing in the context of Zheng and Kaifeng integration,this paper provides some reference value for the urban planning and development of the government.Due to the difficulty of data acquisition,there are quite a few shortcomings in the study of regional selection,index selection and method utilization.
