| The risk of real estate investment is very complex and extensive,any real estate project if there are mistakes in decision-making,will bring very big even destructive blow, so investors should take certain procedure, method and standard, measure and evaluate the benefits of the project, to ensure the rationality of the investment decision making.In this paper the Ou Yaguoji project company as the research object, use the theory and practical methods of economic evaluation on the project measure. Based on the research status at home and abroad to determine the writing ideas and research methods, based on analyzing the background of the project and construction content, scale, establishment of market positioning and market supply and demand situation; secondly, combined with the characteristics of commercial real estate projects, from the investment perspective of the Ou Yaguoji project financial, social and risk in three aspects of this development project. Analysis and evaluation, to determine the feasibility of the project; among them, the profitability of the project, the investment payback period, net present value and the internal rate of return and other aspects of Ou Yaguoji project financial evaluation, feasibility evaluation project; the project profit and loss balance and sensitivity of project uncertainty were analyzed in detail,in order to determine the risk factors of the project. Finally, based on the above analysis, the comprehensive evaluation of economic benefit of this project, combined with the specific characteristics of the project, through the comprehensive evaluation index system of economic benefit of Ou Yaguoji project and fuzzy evaluation model, comprehensive demonstration of the project, the evaluation results show that the comprehensive benefits of Ou Yaguoji project has a high, project feasible. |
